The Live Oak Opportunity... The City of Live Oak, with a current population of over 8,500 residents, is poised for growth. During the past decade over 500 new homes were added to the community, increasing the size of the local market and changing the historic population distribution on the SR99 corridor between Yuba City and Chico.
